Investing in property is one of the largest financial commitments we are likely to make and it is essential that your property is properly managed.

When letting property you enter into a relationship with your agent that usually lasts many years. That is why it is so important to choose the right one.

We are able to offer a Fully Managed Service or an Introduction only service.

(Managed only)

  • Notifying Council Tax Department and all utilities companies at the Start/end of a Tenancy
  • Monthly collection of rent
  • Three monthly property inspections
  • Tenancy renewals
  • Liaise with landlord, tenant and contractor for any maintenance issues which may arise. By working very closely with our specialist team of contractors we ensure that maintenance costs to our Landlords are kept to a minimum.

Landlord Fees

Our Full Management service is maximum 10% of the monthly rental (inc VAT), with an initial set up of one weeks rental charge (minimum £250 incl vat).

Our Introduction only service is charged at the maximum of 3 weeks rental including VAT.

Extras are charged on a per tenancy basis should this be required, such as Inventory, EPC and Gas Safety Certificate. A charge of £75.00 (incl VAT) per tenancy is payable for any subsequent future tenancy renewal with the current tenant in situ.

Whilst most of our fee structure is fairly standard, our aim is to “review” our commission for Landlords with property portfolios or larger properties generating a higher than average rental.

We recognise and understand that every tenants needs are different and we will endeavour to obtain as much information regarding your requirements before showing you suitable properties. Our aim is to make renting your property as stress free as possible.

A member of staff will always accompany you on viewings and we offer flexible viewing appointments when possible. We have rented properties ourselves at one time or another and we are fully aware of the requirements and anxieties often associated with renting a property.

Once you have chosen your property we will take details or requirements such as, date of occupancy and length of tenancy required, once the Landlord is happy to proceed you will be required to pay your administration fee. You will then be asked to complete an application form online which will be dealt by an independent referencing agency.

If you are unable to meet the referencing criteria and the Landlord is agreeable, you can have a Guarantor to underwrite any liabilities.

Your rent is per calendar month and is payable by standing order with the first month’s rent due before taking occupation of the property. A security deposit is also required before occupation. This is normally equivalent to six weeks rental. This is to cover any breakages, damages or other tenant liabilities. In addition, you will be liable for Council Tax, Water Rates, Electricity, Gas and any telephone/broadband charges.

If we are managing the property, the deposit will be held with the DPS which is a Government Approved Deposit Scheme.

Tenant Fees

£250.00 (No VAT) per single applicant
£400.00 (No VAT) for 2 x applicants
£100.00 (No VAT) for any additional applicants
£100.00 (No VAT) per guarantor if required

Permitted Occupier
For each permitted occupier, when applicable a fee of £70.00 (No VAT) will be charged to cover administration costs

Administration Fees cover all costs for the set up of the tenant/guarantor in connection with the letting of the property to include the referencing, tenancy agreement and all associated administration, including the check in on move in day.

Once the application has been approved, one month’s rental, and a deposit equal to 6 weeks rental (rounded up to the nearest £50), will be required prior to the tenancy commencement. If pets are permitted, an additional fee of £150.00 (inc vat) will be payable per pet added to the initial deposit of 6 weeks rental.

A charge of £75.00 (inc vat) per tenancy is payable for any subsequent future tenancy renewal.
